For Sellers
When instructing us to sell your property:
- You must have the legal right to sell the property
- You agree to provide accurate information about the property
- Our fees are payable upon completion of sale as per our terms of business
- Sole agency agreements typically run for a minimum of 12 weeks
- We retain the right to pursue fees for introductions made during our agency period
For Buyers
When making an offer through us:
- Offers are subject to contract and not legally binding until exchange
- We recommend obtaining a mortgage agreement in principle before making offers
- You should instruct a solicitor promptly upon offer acceptance
- We may require proof of funds or mortgage agreement before processing offers
6. Lettings Terms
For Landlords
When instructing us to let your property:
- You must ensure the property meets all legal safety requirements
- You are responsible for maintaining landlord insurance
- Our management fees are as detailed in our terms of business
- Tenant deposits are protected in accordance with legislation
- We require signed tenancy agreements before tenancy commencement
For Tenants
When applying to rent through us:
- All applicants are subject to referencing and credit checks
- Holding deposits are subject to the Tenant Fees Act 2019
- Security deposits are capped at 5 weeks' rent
- You must provide accurate information during the application process
- Tenancy terms are as specified in your tenancy agreement
7. Fees and Payments
Our fees for sales and lettings services are detailed in our terms of business, which are provided before you instruct us. Key points include:
- Sales fees are typically a percentage of the sale price, plus VAT
- Lettings fees for landlords are based on a percentage of rental income
- Tenant fees are limited to those permitted under the Tenant Fees Act 2019

10. Complaints Procedure
We are committed to providing excellent service. If you are dissatisfied, please follow our complaints procedure:

- We will acknowledge your complaint within 3 working days
- We will investigate and respond within 15 working days
- If unresolved, we will provide a final response within 8 weeks
- If still dissatisfied, you may refer to The Property Ombudsman
11. Governing Law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
12. Changes to Terms
We may update these terms from time to time. Continued use of our website or services after changes constitutes acceptance of the updated terms.
